Seven Easy Steps to Creating a FREE Virtual Tour
There are many ways to create Vitual Tours of your listings. In this post, I'll give you a quick overview of creating a Virtual Tour using 2 FREE programs: Picasa and YouTube.

- Take good photos. The old adage says "a picture is worth a thousand words", and in real estate this is oh, so true! The lighting and composition of your photos truly make a difference. Hire a professional photographer.
- Create Title Page Image. Using your image editing software (Photoshop, Photoshop Elements, Gimp, etc) create an intro image with your branding & contact information. I suggest that you also include the main property photo, address and price. You may also want to create a second image/slide with the particulars about the property: bedrooms, baths, sq. ft., etc.
- Upload Photos. I've used Picasa Movie Maker to create a few virtual tours. Go to Google.com > more > even more> and download the Picasa software. It's free. It's cool.
- Create Your Tour. Once the photos have been uploaded, choose how the photos will appear and the speed they'll move throughout the slideshow. Slides that move too slowly can cause the viewer to lose interest. Slides that move too fast may frustrate your viewers. I find that 3.5 - 4 seconds per image is good. Try to keep your virtual tour within 2-3 minutes. Picasa will save your tour as a movie in a format compatible with YouTube.
- Create a YouTube account. Also free. Also cool.
- Upload your Movie to YouTube. Don't forget to add your tags, description, contact info and link to your website. You can also add music from their vast library!
- Share Your Video. Our NWMLS allows you to add virtual tour media by copying and pasting the hyperlink from YouTube to the virtual media section of the mls site. You can also share that URL on your facebook page, LinkedIn, and remember to send the link to your homeowners! Another cool thing is that you can embed your virtual tour video in your blog using the html source code that YouTube provides.
