Your 2011 Marketing Plan

It's hard to believe we're already a month and a half into 2011! Hopefully, you've had the chance to review your successes from 2010 and create a business plan and marketing budget for this year.

The key to building a strong brand is consistent, regular marketing. You may have been marketing the same way every year for your entire real estate career. But have you analyzed your results? Is what you're doing working for you? How have changes in the economy and local real estate market or technology affected your traditional methods of marketing?
To build a business plan you need to do the following things: 
  1. Identify your ideal client
  2. Marketing Objectives
  3. Online Marketing Strategies
  4. Offline Marketing Strategies
  5. Calendar/Checklist
  6. Track Your Results
Identify your ideal client: I know, I know... "Someone ready to buy or sell a house". 
But where do you find them?
Your 'Sphere of Influence', or someone they know, may be going through a life change; finding a new job, getting married, having a baby (or two, or three!), retiring and looking to downsize, divorcing, etc. These are the people you need to stay in contact with.

Marketing Objectives: Set specific and measurable goals including deadlines. For example:
  • Post to my blog twice weekly. 
  • Mail a newsletter to my farm quarterly 
  • Contact my past clients monthly with direct mail
  • Send an item of value quarterly to my top referring clients
  • List XX homes in 2011 
  • Sell XX Homes in 2011
Online Marketing Strategies: These may include social media marketing via your facebook business page, Twitter, writing your blog, participating in ActiveRain discussions, networking via LinkedIn.

Integrate your online efforts. When I post a new blog entry, my blog is automatically updated to my facebook business page, LinkedIn and Twitter accounts!

Offline Marketing Strategies: Contact your network consistently; call, email, face-to-face, become involved actively involved in the communities you serve.

Calendar/Checklist: Consistency is the key to your Marketing Plan. Once you've outlined your marketing objectives and identified the strategies you plan to utilize, organize them on a checklist or calendar to create your action plan. Seeing them in writing will reinforce your goals. Checking off tasks as you accomplish your objectives will further motivate you too!

Track your marketing results. Where do most of your referrals come from? What topics are receiving the most feedback from your blog? 

Visit your marketing plan at least once a quarter. Evaluate your strategies to see what is hitting the mark. Make minor tweaks to see what is most effective. Keeping track will help you formulate your plan and fine-tune your success in the future!
